Full-Floor Penthouse at Ritz-Carlton Residences in Sunny Isles Beach Fetches $21 Million

A stunning full-floor penthouse at the Ritz-Carlton Residences in Sunny Isles Beach, Florida, has been sold for $21 million, as announced by the developers on Thursday.

Occupying the entire 51st floor of the 52-story condominium tower, this luxurious penthouse boasts 7,760 square feet of interior space, featuring four bedrooms, staff quarters, and six-and-a-half bathrooms. Additionally, the residence includes a great room, living room, family room, expansive kitchen with ocean views, gym, home theater, and a den.

Edgardo Defortuna, CEO and President of Fortune International Group, noted, “It features 13-foot ceilings and 360-degree views of the coastline and downtown Miami.”

The apartment also offers nearly 3,000 square feet of outdoor terraces, complete with a summer kitchen, private pool, and garden, enhancing its appeal as a prime residence.

Originally going into contract in November 2015 during the pre-construction phase, the sale was finalized only after the tower received its certificate of occupancy this past February. Construction on the beachfront tower began in mid-2016 and includes 250 feet of oceanfront property.

While the buyer is based in the U.S., the developers chose not to disclose their identity, and the transaction has not yet appeared in public records.

Approximately 80% of the tower’s 209 residences have been sold, including all four penthouses. Throughout the Covid-19 pandemic, the developers have successfully completed 112 closings, many of which were conducted virtually.

In a recent update, the developers announced the payoff of a $212 million construction loan from Bank OZK, which was secured in September 2016. Although the tower does not feature a Ritz-Carlton-branded hotel, it offers Ritz-Carlton services and a private club level on the 33rd floor. This includes eight private suites for resident guests, a restaurant and bar, two pool decks, a kids’ club, a full-service spa, fitness center, and wellness center, among other premium amenities.
